The Complete Guide to Buying Property in Marbella
Marbella remains one of Europe's most coveted addresses, combining 320 days of sunshine with world-class golf, dining and international schools.
The first step for any foreign buyer is obtaining an NIE (foreigner identification number) and opening a Spanish bank account. Your lawyer can arrange both, often under power of attorney.
Budget roughly 10–12% on top of the purchase price for taxes and fees: transfer tax (ITP) of 7% on resale properties in Andalucía, or 10% VAT plus 1.2% stamp duty on new builds, plus notary, land registry and legal fees.
Once a reservation deposit is paid, a private purchase contract is signed with typically a 10% deposit, followed by completion in front of a notary.
